When you are ready to proceed, we work through a full fact find together — a detailed look at your finances and circumstances that typically takes around 45 minutes. This is what allows me to make a properly informed, tailored recommendation rather than a generic one.

Once your mortgage is in place, there are a lot of parties to keep track of — your lender, your solicitor, your conveyancer, and the seller's estate agent. I am your single point of contact throughout. Rather than being passed between departments or chasing updates yourself, you come to me. I liaise with all parties on your behalf and keep you informed at every stage.

How much can I borrow?
Lenders typically base this on your income and outgoings, though the exact calculation varies between lenders. Getting an Agreement in Principle early in your search gives you a realistic budget and shows sellers you are a serious buyer. This is something I can arrange for you.
How much deposit do I need?
Most lenders require a minimum of 5% of the purchase price, though a larger deposit will generally give you access to better rates. We will discuss what is realistic for your situation during your initial consultation.
What about my credit history?
A less-than-perfect credit history does not necessarily mean you cannot get a mortgage — it depends on the nature and timing of any issues. Some lenders on my panel specialise in more complex credit situations. The best thing to do is have an honest conversation with me early, so we can be clear about your options from the outset.
What costs should I budget for beyond the deposit?
There are several additional costs to be aware of — stamp duty (though first-time buyers benefit from relief on properties up to certain thresholds), solicitor and conveyancing fees, survey costs, and potentially a mortgage arrangement fee depending on the product. I will walk you through all of these so there are no surprises.
How long does the process take?
From mortgage application to completion, the process typically takes between eight and twelve weeks, though this varies depending on the complexity of the transaction and how quickly all parties move. I do everything I can to keep things progressing.
