I start by reviewing your existing mortgage — the balance, the rate, and any early repayment charges that would apply if you moved. I then consider how much equity you hold in your current property. This gives us a clear picture of how much you can put towards your next move and the options that are likely to be available.
Agree your next property and price range.
Once we know what your budget looks like in principle, we agree an indicative price range for your next property. Many lenders can issue an Agreement in Principle at this stage, which gives you a clear budget and shows sellers you are a serious buyer.
Submit and progress through to completion.
Once you have found your next property and had an offer accepted, I submit the formal application and handle the paperwork on your behalf. I then liaise with your lender, your solicitor, your estate agent, and the other side's chain — keeping things moving and keeping you informed through to completion.
Affordability and timing.
Affordability is calculated by your lender based on your income and outgoings, and the result varies between lenders — which is why searching the full market matters. The process itself typically takes between eight and twelve weeks from application to completion, depending on the length of your chain and how quickly each party moves. Starting the conversation early gives us more time to find the right product and prepare.
