There is rarely a single right answer, but there are situations where reviewing your mortgage is almost always worthwhile.

Your fixed rate or tracker deal is ending soon.

Most lenders will write to you around three to six months before your deal expires. That is the window to act — and the earlier you start, the more options you have. Many lenders will allow you to secure a new rate in advance, giving you certainty without having to rush.

You are on your lender's standard variable rate.

If your deal has already ended and you have not switched, you are likely paying more than you need to. This is one of the most straightforward situations I deal with — and often one of the most impactful in terms of the difference a new deal can make to your monthly outgoings.

Your circumstances have changed.

A change in income, a growing family, or an improvement in your credit profile can all affect what is available to you. If your situation looks different to when you last took out your mortgage, it is worth finding out whether the market now offers you better options.

You want to overpay or restructure your term.

Some clients remortgage to shorten their mortgage term, reduce their monthly payment, or move from interest-only to a repayment basis. Whatever your objective, I will search the market to find the most suitable solution.

You want to release equity.

A note on product transfers.

Sometimes the most suitable option is not switching lender at all — it is moving to a new deal with your existing lender, known as a product transfer. This can be quicker and involve less paperwork than a full remortgage. I will always consider this alongside the wider market to make sure you are comparing all your options, not just the ones that involve switching.

How long does a remortgage take?

A straightforward remortgage typically takes between four and eight weeks, though this can vary. If you are coming to the end of a fixed rate, I would recommend starting the conversation at least three months before your deal expires to give us enough time to secure the right product.

Will I need a solicitor?

In many cases, the new lender will instruct a solicitor on your behalf as part of the remortgage process. If equity release or a change of ownership is involved, you may need to instruct your own. If that is the case, I can recommend solicitors I work with and trust — taking one more decision off your plate. I will advise you on exactly what is needed for your specific situation.

Are there any costs involved?

There can be costs to consider — early repayment charges on your existing deal, arrangement fees on the new product, and potentially legal fees. I will walk you through all of these before you make any decision, so you have a clear picture of whether switching makes financial sense.

Can I remortgage if my circumstances have changed?

Lenders assess affordability at the point of application, so changes in income, employment status, or credit profile can affect your options.
